  • I know that people are making videos saying that we are in the middle of a housing market crash.
  • But that is not what the data says, which I'm going to show you.
  • Home prices continue to go up.
  • This is thanks to inflation.
  • And housing remains unaffordable.
  • If you want to disagree with that, then I'm not going to stop you from living in fantasy lands.
  • Ignorance is bliss, and I don't want to disrupt your bliss.
  • So let me show you the data and you can tell me if you consider this a housing market crash.
  • So this is a five year chart of home prices.
  • This is coming from Redfin.
  • The median sale price of a home in March was four hundred twenty thousand, three hundred fifty seven dollars.
  • Home prices are up two percent compared to a month ago.
  • Home prices are up four point eight percent compared to twelve months ago.
  • I do not believe that this qualifies as a housing market crash, but that's just my opinion.
  • So let me zoom in to a one year chart so you can see month over month.
  • Since the prior month, home prices have gone up by eight thousand to one hundred thirty eight dollars.
  • Now let me tell you what's happening, and I need you to know this so that when this pops up in a conversation with your co workers or your friends or family, you can educate them, you can explain to them what is really going on.
  • So here's what happened.
  • The Federal Reserve had a brilliant plan, and that plan is falling apart.
  • The Federal Reserve wants to cut interest rates.
  • That is not an opinion, that's a fact.
  • They have a long term baseline of where they want to lower interest rates.
  • So they have a target, basically.
  • And right now we are above that target.
  • We are at restrictive levels, that's what they call it, which simply means that the current interest rate is above the target rate.
  • So again, the Federal Reserve wants to cut interest rates, okay?
  • With that being said, the master plan was that inflation is going to continue to fall.
  • This would allow them to cut interest rates starting in June, and that would bring down mortgage interest rates, because if they cut the Fed Fund's interest rates, then naturally that's going to lower interest rates all across the board, which includes mortgages.
  • and with lower mortgage interest rates, that would help home buyers and the real estate sector.
  • So that's what they envisioned, but that's not how it's unfolding.
  • The rate of inflation, the rate, so not, we're not talking about deflation, we're talking about disinflation.
  • So the rate of inflation was falling for the year of the year, right?
  • And then in January of the year, the inflation report came in hotter than expected.
  • February came in worse, and March was a disaster.
  • The rate of inflation has been re accelerating.
  • If the rate of inflation is not going down, then the Federal Reserve cannot cut interest rates, because that would just reignite inflation.
  • And if the Federal Reserve doesn't cut interest rates, then mortgage interest rates are not going to go down, and we're going to be stuck here with seven percent mortgage interest rates on the thirty year fixed.
  • So things did not go according to plan, therefore change of plans.
  • So here's the average interest rate on the thirty year fixed mortgage and this is coming from Freddie Mac.
  • We've recently breached the seven percent mark again.
  • This happened when the market realized that the Federal Reserve could not cut interest rates anytime soon because of the bad inflation reports.
  • So let me zoom out.
  • This is a five year chart.
  • As you can see, the current interest rate is brutal for new home buyers compared to recent history.
  • And I'm telling you that the people that bought or refinanced in the year of the house were fortunate.
  • And not just because of the three percent or sub three percent interest rates, but because home prices were lower back then as well.
  • So listen, the mortgage interest rate, it's going to fluctuate, of course.
  • But until the Federal Reserve starts cutting interest rates, we're going to be stuck in this range.
  • On the low end of the range, I would say it's going to be six point five percent.
  • At the very high end of the range, it's going to be eight percent.
  • But roughly, it's going to be around seven percent for the time being.
  • Now let's move on to housing inventory.
  • There are currently one point five one million homes listed for sale.
  • So just about one and a half million.
  • This is up three point eight percent year over year.
  • So that's good to see a little more inventory on the markets.
  • However, compare this to pre pandemic.
  • In March of twenty nineteen, there were two point one million homes listed for sale.
  • That's about forty percent more inventory back then compared to today.
  • Okay, so I want to tell you this.
  • That's the thing.
  • I showed you the data and you probably came to the same realization that there are fewer sellers, right?
  • And that is not a good setup to create a housing market crash.
  • But you want a housing market crash, you need more sellers, right?
  • So yeah, it's nice to see that there's more supply, three point eight percent more compared to last year, but that's not enough to move the needle, not for a housing market crash.
  • More people need to list their homes and add to the supply for home prices to come down in a meaningful way.
  • Now, I want you to take a look at this.
  • You are looking at the number of homes sold.
  • This is a five year chart.
  • As you can see, this is not a shocker.
  • It's at depressed levels.
  • Home sales are down, nine point eight percent compared to last year.
  • This is what happens when you have higher home prices with higher interest rates.
  • Homes become less affordable and fewer homes are sold.
  • Now I want you to take a look at this five year chart.
  • I think that this chart is very important.
  • This shows the percentage of homes that are selling above list price.
  • Thirty percent of homes are selling above list right now.
  • So this is normal, but it's on the high end of normal.
  • However, as you can see, it's much better than what was going on in the year of the house.
  • But keep this in mind, especially if you're trying to buy a home right now.
  • I don't want you to overpay for a home, but the reality is that almost one out of every three homes is selling above this price right now.
  • And here's the chart from Redfin, showing where Americans are leaving and going.
  • So not much has changed.
  • There's still a lot of outflow from California and New York.
  • My state of Illinois is in third place, not looking so hot.
  • Florida is still the number one destination by far.
  • Okay, now I want to tell you this, and I think that this is crazy.
  • So, home affordability is at record lows right now.
  • I thought that the situation was bad in the year of the mouse, but these first few months of the year, it's just gotten worse.
  • So, it went from bad to worse.
  • It's because it's the combination.
  • It's the combination of rising mortgage interest rates.
  • So as I showed you, interest rates on third year fix, they've breached seven percent again.
  • That hasn't happened since November and home prices have continued to go up, right?
  • So because of this combination, the median mortgage payment is now up eleven percent compared to twelve months ago.
  • So again, bad to worse.
  • Okay, so if you want my advice on the current situation of what to do, I made a video.
  • It's practical, it applies to people that already have a home, so homeowners, and also for people that are looking to buy a home.
  • I've been getting a lot of good feedback on that video.

  • In terms of where the housing market is going this year, I'll tell you this.
  • A lot of it is going to depend on the monetary policy set by the Federal Reserve.
  • Their current plan is to cut interest rates three times this year, but we will find out in June if they change that plan.
  • Okay, I want to end by saying this.
  • My fear is that housing will remain unaffordable for longer.
  • The reason why I'm saying that is because if you've been paying attention to the Federal Reserve and monetary policy, then you know the quotes.
  • You're very familiar with the saying, what they're saying right now, higher for longer.
  • That means higher interest rates for longer.
  • But when I hear that,
  • And I apply that to real estate market, that means unaffordable housing for longer.
  • That's simply what it means, because think about it.
  • If they don't cut interest rates, so higher for longer, then we're gonna be stuck in this environment.
  • Higher home prices and mortgage interest rates in the seven to eight percent range.
  • And that is, I mean, those are ingredients for unaffordable housing, where we're at right now.
  • If they do aggressively cut interest rates, then that's going to increase demands and that's going to push home prices even higher.
  • And if that happens, then housing, well, it's going to remain unaffordable.
